Start with your eligibility
A Certificate of Eligibility (COE) documents your VA home loan benefit eligibility. Service requirements vary. You can request a COE through VA or ask your lender for help. A COE is not a loan approval: credit, income, occupancy and other requirements still apply.
Does a VA loan require a down payment?
Often, no. With full entitlement, VA does not impose a county loan limit, but your lender still determines how much you can borrow. An appraisal shortfall or your entitlement situation can affect the cash needed. If you have an existing VA loan or previously used your benefit, ask Luke to review your remaining or restored entitlement before you plan your purchase.
No down payment does not mean no closing costs
You may still need money for closing costs and prepaid expenses. A VA funding fee may apply, although some borrowers qualify for an exemption. The fee depends on factors including loan type, prior benefit use and down payment. On a VA purchase loan, the funding fee can be financed; other closing costs generally cannot be added to that loan. Seller credits may help, subject to applicable rules and negotiation.
Plan the full monthly payment
VA loans do not require monthly mortgage insurance. Your budget should still include principal, interest, property taxes, homeowners insurance and any HOA dues. For a home in Redding, Palo Cedro or a rural Shasta County community, get a property-specific insurance quote early. Fire insurance in rural areas can be drastically higher than a basic planning estimate.
Use the mortgage payment calculator. Enter 0 for monthly mortgage insurance when modeling a VA loan and add any funding fee you expect to finance. Ask Luke to confirm the fee for your situation.
